« Dès les premiers développements de Campus Contern, il était évident pour moi que les bâtiments que nous allions construire devaient répondre à des exigences écologiques élevées. Nos bureaux sont certifiés BREEAM (méthode d’évaluation de la performance environnementale des bâtiments) ‘Excellent’, ce qui témoigne d’une gestion de chantier écoresponsable, de hautes performances énergétiques de la construction jusqu’à la fin de vie des bâtiments, mais aussi du confort de vie pour les occupants », explique Marc Diver.
Depuis sa création, les initiatives se sont enchaînées pour faire de ce véritable campus un lieu pionnier dans les projets écoresponsables : « être écoresponsable, c’est agir concrètement », insiste-t-il.
L’électricité produite par les panneaux photovoltaïques est immédiatement injectée dans le réseau national Creos. « À ce jour, il n’est malheureusement pas permis au Luxembourg d’utiliser sa propre énergie, mais l’électricité que nous employons est bien entendu 100% verte également », ajoute le CEO. Le site fut le premier à tester les navettes autonomes – avec Sales Lentz – pour inciter ses locataires à prendre le train en comblant le last mile avec un mode de transport sûr et régulier. Une voiture électrique de partage, un système de covoiturage, les dispositifs de collecte et de recyclage MéGO !, et bien entendu le système de purification d’air BioOrg font partie de ces « petits plus » environnement-friendly.

C’est donc tout naturellement que Marc Diver a souhaité, il y a quelques mois, faire évaluer son empreinte carbone afin de confirmer la performance de ses bâtiments et de compenser les émissions restantes. Il a pour cela fait appel à un cabinet de conseil basé à Bruxelles. « CO2logic offre la certification ‘CO2 neutre’ aux organisations qui calculent, réduisent et compensent leur impact sur le climat. Depuis 2015, le label ‘CO2 neutre’ est aussi validé par le certificateur, tiers indépendant, Vinçotte », peut-on lire sur le site web.
Le calcul du l’empreinte carbone du campus a été réalisé sur base du bâtiment Damier (3.245 m2 de bureaux et espaces de coworking). Les experts ont par exemple relevé les différents matériaux présents, et émis des suggestions pour réduire encore l’empreinte carbone en cas de travaux ou de futures constructions. À titre d’exemples :
- Campus Contern a privilégié la fibre de verre pour l’isolation, une solution 70% moins impactante que la fibre de roche. Le choix idéal est la paille qui est 164% moins « impactante » que la fibre minérale, puisque l’isolant végétal absorbe du carbone durant la production.
- Les fondations en béton représentent 30% de l’empreinte carbone totale de Campus Contern, tandis qu’en moyenne elles comptent pour 50%.
- L’empreinte carbone des 4 bâtiments concernés est évaluée à 15.812 tCO2e : 90% pour les matériaux de construction, 2% pour la démolition et 8% d’émission de carbone « opérationnel» (calculé sur base de la consommation annuelle des bâtiments). Ce dernier pourcentage très bas provient du fait que les bâtiments emploient uniquement de l’énergie électrique verte, y compris pour le chauffage (pompes à chaleur).
Le cabinet CO2logic propose, pour compenser les émissions carbones (notamment celles, irrémédiables, du chantier), d’investir dans des projets de compensation carbone. Ici, l’action est indirecte, mais permet de financer des projets qui changent la donne : reforestation, centrales hydroélectriques, etc.
Enfin, les experts sont également attentifs à la communication, privilégiant – bien entendu – la transparence, la responsabilité, l’authenticité et l’impact et rejetant vivement le greenwashing : « Même si vous ne communiquez que sur quelques activités-clés qui résonnent auprès de vos parties prenantes, vous devez en priorité prendre des mesures climatiques pour mériter le droit de communiquer et d’inspirer ». « L’important pour nous, c’est d’agir, mais avec des actions avec un impact people & planet », précise Virginie Ducommun, référente RSE de Campus Contern.
Grâce à son implication sans faille, Campus Contern a été certifiée CO2 neutre aux 3 différents scopes:
1️⃣ scope 1 : émissions directes de gaz à effet de serre : chauffage, combustion, etc…
2️⃣ scope 2 : émissions indirectes liées à la production de l’énergie utilisée
3️⃣ scope 3 : autres émissions indirectes : sur le chantier, via les déplacements d’entreprises, les achats de marchandises et matières premières, etc…
