CONTERN – The large-scale development Campus Contern, located close to the city centre and Luxembourg airport, is getting ready to welcome Siemens Enterprise Communications S.A. Luxembourg, the local representation of the market leader in business communication solutions, along with ID4green S.A., an innovative company active in the renewable energy and photovoltaic sector.
After welcoming DARTALIS, the most recent addition to the site, in July, Campus Contern has just signed two new leases for its second building, Bouvreuil. The first building, Alouette, was leased to MACH.
The first 6-year lease was signed with ID4green S.A. which will occupy 163 m² on the ground floor and 5 parking spaces as of 15 October 2010. ID4green is a company operating at an international level in the supply of photovoltaic products and the integration of photovoltaic projects, and more generally, environmentally-friendly technology. Bringing together strong partners and strong financial, industrial, technical and commercial skills in a unified platform, by taking an innovative quality approach, ID4green's aim is to ensure complete and innovative security for financial investments in 'green' projects. Its services include, on the one hand, the qualification, production, supply and maintenance of photovoltaic systems on the ground, on solar trackers and on roofing, and on the other the development, structuring of financing, project management and promotion of 'green' projects. ID4green offers its photovoltaic products and services directly to commercial, industrial and public players, and to individuals via its partners. This tenant was advised by Mr Alain Lesbaches, property consultant. The interior fittings were carried out by the project's general contractor, VALERES Konstruktioun S.A.
The second tenant is Siemens Enterprise Communications S.A. which is joining Campus Contern with an office space of 752 m². The lease has been signed for 6/9 years, takes effect on 15 January 2011 and also includes the rental of 40 parking spaces.
Siemens Enterprise Communications is a leading supplier of end-to-end business communication solutions. Its products include voice and network infrastructures, as well as security systems based on open and standardised architectures which aim to unify communications and business applications in order to facilitate transparent cooperation. 90 % of Campus Contern (2 existing buildings) is now leased.
Once it is completed, the Campus Contern complex will consist of 8 buildings with a total of 24,000 m² of office space.
Campus Contern is a property development providing excellent value for money, developed according to the needs of tenants looking for a new location to boost their growth, whilst considerably reducing their property costs.
Campus Contern allows tenants to save up to 60 % thanks to competitive rent, as well as very low service charges and running costs. The building also has an excellent gross/net ratio of 90% which confirms its effective use of space.
5 buildings are still to be constructed, offering a total of 18,000 m² of office space, and the 3rd building will be available in 2011.
Campus Contern offers great flexibility and made-to-measure solutions for the development of office spaces starting at 165 m².
The buildings are equipped with cutting-edge technical installations combining economic, environmental and comfort aspects (heating and air conditioning via an active ceiling and energy-efficient heat pumps which recover energy, raised flooring...).
Campus Contern also offers an excellent ratio of parking spaces: practically one parking space is available per work station, thanks to the large underground car park and the outdoor parking spaces located around the campus.
Contern is a booming business district. Campus Contern is easily accessible both by car and public transport, thanks to its geographical location. The green landscape of the grounds and the surrounding area provide moments of tranquillity and natural beauty for its occupants.
